Rental Screening Criteria

Please read these criteria before you apply. Every applicant is evaluated using the same written standards, and complete applications are processed in the order received. Each adult (18+) who will live in the home submits a separate application with a $50 non-refundable screening fee, which covers our actual cost of screening. Below is a summary, followed by the full criteria.

Income

Verifiable gross income of at least 3x the monthly rent. All lawful sources of income are accepted, including vouchers and benefits. With a rent subsidy, 3x applies only to your portion of the rent.

Credit

TransUnion credit score of 620 or higher. No unpaid balances owed to a previous landlord or utility company. Limited credit history is reviewed case by case.

Rental History

At least 2 years of verifiable rental or residence history with positive references. No eviction judgments in the past 5 years, except as Washington law limits.

Background

Criminal, sex offender registry, and OFAC checks for every adult. Convictions are reviewed individually, never with a blanket ban, and arrests alone are not considered.

Application Process & Approval Criteria

How to Apply

• Every adult (18+) who will live in the home must submit a separate online application and a $50 non-refundable screening fee. The fee covers our actual cost of screening.

• Complete applications are processed in the order received, and we approve the first applicant who meets these criteria. Several applications may be under review at once; contact us to ask where a new application would fall.

• Applications should be for the advertised rent and lease terms. Offers below the listed rent may delay or prevent approval.

• Your application and screening results are reviewed by Luxe Asset Management, LLC and may be shared with the owner of the home.

• Questions? Contact us Monday through Friday, 9 AM to 7 PM Pacific Time, at 503-383-1437.

What We Check (Washington Screening Notice, RCW 59.18.257)

• Types of information we access: credit history, eviction and civil court records, criminal history, sex offender registries, the U.S. Treasury OFAC list, and verification of identity, income, employment, and rental history.

• Consumer reporting agency: TransUnion Rental Screening Solutions, Inc., P.O. Box 800, Woodlyn, PA 19094, 800-230-9376. If your application is denied or approved with conditions based on a consumer report, you have the right to a free copy of that report and the right to dispute inaccurate information with the agency.

• Luxe Asset Management does not accept comprehensive reusable tenant screening reports. We obtain our own report through our screening provider.

• If we deny your application or approve it with conditions (for example, an additional deposit), you will receive a written notice explaining the reasons.

Approval Criteria

Identification: Each adult applicant must provide a legible, valid government-issued photo ID.

Income: Combined household gross monthly income must be at least 3 times the monthly rent. Income must be verifiable through pay stubs, a signed offer letter, tax returns, benefit award letters, or bank statements. We accept all lawful, verifiable sources of income, including employment, self-employment, Social Security, disability benefits, child support, student aid, and housing vouchers or other rental assistance. If a subsidy pays part of the rent, the 3x requirement applies only to the portion of the rent you pay. Applicants who do not meet the income standard may qualify by showing liquid savings or assets equal to at least 8 months of rent.

Employment and Income History: We verify your current employment or other source of income. If you are relocating or starting a new job, provide a signed offer letter. Self-employed applicants may provide the last 2 years of tax returns or a CPA-prepared financial statement. Retired applicants and applicants not currently employed may provide benefit statements, tax returns, or bank statements showing the ability to pay rent. Active-duty military applicants may provide a current LES.

Rental and Residence History: We require at least 2 years of verifiable rental or residence history. Please list the names, addresses, and phone numbers of your landlords for the past 2 to 5 years. Homeownership is verified through your credit report, and military base housing is accepted as rental history. Broken leases are reviewed case by case and may require an additional deposit.

Credit History: We obtain a TransUnion credit report for each adult applicant; you do not need to provide one. Our standard is a credit score of 620 or higher. Unpaid balances owed to a previous landlord or utility company, or unpaid rental judgments, are grounds for denial. Applicants with limited credit history or a score below 620 may be approved with conditions, such as an additional security deposit, when other criteria are met.

Eviction History: An eviction judgment within the past 5 years is grounds for denial. As required by Washington law, we do not consider: eviction records covered by a court order of limited dissemination; nonpayment of rent that accrued between March 1, 2020 and six months after the end of the state eviction moratorium; or an eviction or lease termination that resulted from domestic violence, sexual assault, unlawful harassment, or stalking committed against the applicant (RCW 59.18.580).

Criminal History: We search criminal records and sex offender registries for every adult applicant. We do not consider arrests that did not result in a conviction, juvenile records, or convictions that have been sealed, vacated, or expunged. Convictions are reviewed individually, considering the nature and severity of the offense, how long ago it occurred, and any evidence of rehabilitation, with a focus on the safety of residents and property. You are welcome to provide additional information for us to consider.

OFAC Search: Federal law prohibits renting to anyone on the U.S. Treasury Department's Specially Designated Nationals (OFAC) list.

Listing Accuracy: We make every effort to advertise accurate information, but details can change. Please verify schools, allowed pets, features, and any HOA rules before signing a lease. Advertisements are not a written agreement or guarantee.

Animals & Pets

Pet Policy: Pet policies are set by each home's owner and are listed in each advertisement. Some homes do not allow pets; others limit the type, size, or number of animals. No more than two animals per household are allowed without the owner's written approval. A pet deposit and/or monthly pet rent may apply depending on the home; please ask us for details.

Restricted Breeds: Dogs that are fully or partly any of the following breeds are considered case by case and may require owner approval: Akita, American Bulldog, Bull Terrier, Bullmastiff, Chow, Doberman, German Shepherd, Great Dane, Husky or Siberian Husky, Pit Bull, Presa Canario, Rottweiler, Staffordshire Terrier, or wolf hybrids.

Pet Screening: Please include a current photo of each animal with your application. We may ask to meet the animal before final approval. Poisonous, dangerous, or endangered animals are not permitted, and misrepresenting an animal or keeping an unapproved animal is a lease violation.

Assistance Animals: Service animals and support animals are not pets. Pet limits, breed and size restrictions, pet rent, and pet deposits do not apply to them. If the disability or the disability-related need for the animal is not obvious, we may request reliable documentation; no certification or registration is required. Residents remain responsible for any damage caused by an assistance animal.

Additional Policies & Reasons for Denial

No Smoking: Smoking is not permitted inside the home, in the garage, or anywhere on the property.

Reasonable Accommodations and Modifications: If you or a member of your household has a disability, you may request a reasonable accommodation (a change in our rules, policies, or practices) at any time, verbally or in writing. Reasonable modifications to the home are made at the resident's expense. We may ask for a description of the work, the owner's approval of the contractor, and any required permits, and, where permitted by law, that interior modifications be restored at move-out.

Domestic Violence Protections: We do not deny an application because the applicant is or has been a victim of domestic violence, sexual assault, unlawful harassment, or stalking, or because a prior tenancy ended for that reason.

School Boundaries: Please confirm school assignments with the local school district before applying. Boundaries and enrollment caps can change.

Sex Offender Registry Information: Applicants may review public registry information for the area at www.nsopw.gov.

Reasons an Application May Be Denied

• Not meeting the income, credit, or rental history criteria above

• An eviction judgment within the past 5 years (except as limited by Washington law)

• Money owed to a previous landlord or utility company

• Three or more late rent payments, or two or more NSF payments, in the past 12 months

• A previous landlord's report of significant lease violations, damage, or failure to give proper notice when moving out

• Allowing people not on the lease to live at a previous rental

• Information on the application that is false or cannot be verified

• Plans to operate a business from the home without our approval

• Requests to change or remove terms of our standard lease agreement

Our criteria may change based on new laws or company policy. The criteria in effect on the date you apply will be used to evaluate your application.
