Maintenance

  • Inspection and assessment: This service involves checking the condition and performance of the property and its equipment, systems, and fixtures, and identifying any issues or potential problems that need to be addressed.
  • On-call maintenance: A service that involves having a maintenance technician available to respond to any urgent or emergency issues that may affect the operation or safety of a property or its equipment

Tenant Management

  • Tenant screening and background checks: This service involves verifying the identity, income, credit history, rental history, and criminal records of potential tenants, to ensure that they are qualified and trustworthy.
  • Rent collection and accounting: This service involves collecting the rent from the tenants on a regular basis, issuing receipts and invoices, tracking payments and balances, and managing the security deposit and any late fees or penalties.
  • Tenant communication and support: This service involves providing timely and professional communication with the tenants, answering their questions and requests, resolving their complaints and issues, and providing them with information and resources.
  • Tenant retention and renewal: This service involves maintaining a positive and long-term relationship with the tenants, offering them incentives and benefits, such as referral bonuses, loyalty discounts, or tenant appreciation events, and encouraging them to renew their lease or extend their stay.
  • Tenant turnover and eviction: This service involves handling the process of tenant move-out, inspecting the property for damages and repairs, returning the security deposit, and cleaning and preparing the property for the next tenant. This service also involves dealing with the legal and financial aspects of tenant eviction, in case of lease violations, non-payment of rent, or other serious issues.

Contracts

  • Lease preparation and signing: This service involves drafting and executing the lease agreement between the property owner and the tenant, outlining the terms and conditions of the rental, such as rent amount, security deposit, duration, maintenance responsibilities, and rules and regulations.

We provide many services to our clients as part of our management fee. Many competitors charge per item. We do our best to provide you with the most, for the lowest cost.

Monthly Management Fee

10 % (Minimum $150)

Leasing Fee/Admin Fee

$250*Paid by the applicants, not owners.  

 

We stand out from other management companies by not charging you a finder fee for the first month's rent. Instead, we only charge the applicants a $250 admin fee, which means you pay nothing as an owner. This is a unique and exclusive offer that you won't find anywhere else.

New Client Fee (Occupied)

Occupied unit set up fee. 

 

This is per property and a one-time service fee to get your property set up to start collecting rent, managing work orders, and much more!

Lease Renewal Fee

$75

 

We value our tenants and we want them to stay with us for as long as possible. That's why we make the lease renewal process easy and convenient for them. Every time we renew a lease, we give the tenant a 60-day written notice (or as required by the local laws) to inform them of the new terms and conditions. We also offer online signing renewal options, so that the tenant can renew their lease from anywhere, anytime, with just a few clicks. With LUXE, you can enjoy the benefits of having loyal and satisfied tenants, who appreciate our professionalism and service.

 

360° Tour Capture

With our online tour option, you can provide a virtual 360° tour of your property, even if it is still occupied by the current tenant. This way, you can avoid any inconvenience or disruption to the tenant, while still giving the applicants a realistic and immersive experience of your property. Our online tour option is easy to use, and it can help you attract more qualified and interested tenants for your property. With LUXE, you can take advantage of the latest technology and innovation to market your property effectively and efficiently.

Property Turn - At Cost

$75 Hourly Rate

We provide in house services to help get your property ready to rent ASAP! We help provide services like cleaning, painting, appliance repair, light plumbing, light electrical, and more!

 

If the property needs were caused by the previous tenant, we will ensure to collect so you don't have to! 

End of Year Tax Documents

FREE

We provide all of our clients with 1099 tax documents at the end of each calendar year.
